hup! Terms and Conditions for Homeowners
Background
hup! is a patented home extension system, pre-manufactured into a kit of parts by Ultraframe UK Ltd. hup! is built by a network of trained hup! builders who purchase the hup! walls, roofs, and insulated steel base (if used) from Ultraframe. Other components are specified, sourced and installed entirely by the builder themselves —such as concrete pads or ground screws, brick slips, render, windows, and doors.
As a result, window door and wall finish options may vary between hup! builders and labour and pricing structures will vary too.
Please note: Ultraframe is a business to business supplier and does not sell directly to or contract with homeowners.
Guarantees and Liabilities
For any building project your Building Regulations Application will need to name a Principal Designer and Principal Contractor under the Building Safety Act. If you are building traditionally, your architect would be the Principal Designer and your builder the Principal Contractor. When using hup! these responsibilities are both undertaken by your hup! builder. They will survey the site, talk to you about your design requirements and then use the hup! Software or our in house team to specify the right hup! products for your design.
Ultraframe provides a 10-year guarantee on hup! components. However, Ultraframe cannot guarantee the quality of installation or the accuracy of the design as this is the role of the Principal Designer who understands your requirements and takes measurements from site.
Ultraframe provide a mix of classroom surveying and installation training plus on-site training for every hup! builder listed on our website. We also provide on site training to other hup! builders on request. Because we supply components through a series of Trade Intermediaries, we cannot be certain that every hup! builder has been fully trained if they are not listed on our website. Refunds
Each hup! kit is bespoke to your home and design. Your builder will:
• Agree on a design with you.
• Survey your site for precise measurements.
• Sign a full technical specification (order confirmation) before manufacturing begins.
Because kits are custom-made, they cannot be reused if you change your mind. Once you have signed your contract with your hup! builder, they will order the kit from Ultraframe. No refunds can be issued to the builder once the order confirmation is signed.
You will likely be asked to pay a deposit in line with the terms and conditions of your contract with the hup builder. However you choose to build your home extension whether traditionally or with hup! you should seek to protect your investment. We recommend the following:
• Use a credit card for payments to your builder.
• Avoid paying the full amount upfront; insist on staged payments.
• Ensure your contract includes all design details (wall finishes, window and door styles/brands).
• Request a copy of the Building Regulation application for clarity on required works.
• If you believe you are due a refund, contact your installer or credit card company immediately.
• Ask your builder for an Insurance Backed Guarantee (IBG) to protect your build if the builder ceases trading after completion. This is not mandatory for home extension builds, and you may be offered this as an optional extra.
Lead Times
hup! kits typically take at least 2 weeks to manufacture. However, several factors can affect your overall build schedule:
• Design Complexity: Unique structural requirements may require bespoke solutions, which will add some time to the design process.
• Builder Availability: Start dates depend on your builder’s existing workload and is a matter for them. If you build requires on site training during the build, this will need booking at least 6 weeks in advance.
• Other Components: Windows and doors are ordered alongside the hup! kit but may have varying lead times. Builders often wait for these items to ensure the build is completed quickly and made watertight.
• Additional Work: Structural openings or challenging ground conditions may require input from a Structural Engineer.
• Building Regulations: While hup! complies with Building Regulations, inspectors may raise queries on aspects such as ventilation or ground conditions, which could delay progress.

hup! is a business to business product supplied as a component to hup! builders. hup! does not provide a full supply-and-build service.

Design Parameters
hup! is suitable for a wide range of single-storey extension designs. Two-storey extensions are not offered currently.
Please note:
• Some builders may not offer all finishes or window/door designs.
• Certain builders may specialise in simpler extensions or conservatory upgrades only.
