This is a common one, and we can understand why they’re often assumed to be the same thing. Planning permissions relate mainly to the appearance of a structure and how it will impact the local environment. For example, will your new extension block a window for a neighbouring house?

Building regulations, on the other hand, refer to the construction and design of the structure itself. They’re there to ensure that health and safety standards are adhered to and that the building will stand the test of time. Building Regulations cover factors like structural performance, fire safety, ventilation, acoustic insulation and thermal efficiency. What Is A Prefabricated Extension? Is It The Same As A Modular Extension?

This is a relatively new question that has gained traction in recent years. The terms “prefabricated” and “modular” are sometimes used interchangeably, but while there are similarities, they’re not the same thing. 

Essentially, prefabricated and modular extensions are systems in which the majority of the work is done off-site. “Prefabricated” is the broader term and covers a wide range of systems in which the components are made in factories and then assembled on location, whereas “modular” is more specific. Modular construction involves building larger, three-dimensional structures that are then transported to the site and joined together. 

In layman’s terms, this means that all modular extensions are prefabricated, but not all prefabricated extensions are modular.
